Job Description
Essential Job Duties
The position will work within the Asset Management Group and assist in operating and reporting on a growing regional portfolio. Currently the portfolio stands at approximately 27 million square feet (97 buildings) located across ten (10) markets in five (5) states in the southeast. Property Management background is preferred (focused on Industrial, Office, or Retail properties) who would like to focus on operations at a higher portfolio level rather than the property level. Your understanding of how to effectively oversee a property or construction project is invaluable. You’ll have the opportunity to partner with 3rd party vendors and provide assistance on the oversight of capital expenditures, budgeting, reporting and due diligence. This position will need to display a high level of understanding for the nuance of how a portfolio operates. Specific responsibilities include:
  • Acting as a key partner in the operation and management of regional industrial assets.
  • Oversight of third-party property management, vendor contracts and vendor relationships supporting the industrial assets.
  • Assist with tenant move-in, move-out and make-readies.
  • Assist in administration of capital expenditures within the industrial portfolio and working with the VP Construction Management on oversight and guidance to all third-party construction managers, contractors and/or vendors.
  • Assist in the post-acquisition budget process, annual budget process and reforecasting and strategic planning for the entire regional industrial portfolio. This includes overseeing the timeline, preparation and completion of annual budgets, business plans and leasing and marketing plans.
  • Assisting with due diligence efforts performed during the acquisition phase, specifically: tenant interviews, tenant estoppels, underwriting assumptions (market rent, lease up timing, leasing costs, and capital improvements) and third-party reports (environmental and engineering reports) for future acquisitions.
  • Responsible for accuracy and timeliness of management reporting on the portfolio: review of monthly third-party reports, verifying new leases are input correctly by third party property management teams, as well as assisting in the compilation of internal asset management portfolio reports.
Required Knowledge, Skills and Abilities
  • Position requires a bachelor’s degree.
  • A minimum of three (3) years direct experience in property management or asset management is preferred.
  • Demonstrated budgeting skills, including Yardi and Excel applications are preferred.
  • A team-oriented individual with strong verbal and written communication skills who is comfortable working in a very entrepreneurial environment required.
  • Demonstrated ability to effectively manage transactional details required.
  • Ability to effectively manage internal and external relationships required.
  • Domestic travel required up to 25%.

Compensation
The anticipated range for this position is listed below. Total compensation may also include a discretionary performance-based bonus. Note, the range takes into account a broad spectrum of qualifications, including, but not limited to, years of relevant work experience, education, and other relevant qualifications specific to the role.
$120,000.00 - $155,000.00
